TEHRAN RESIDENTIAL COMPLEX

CHAAR OFFICE
YEAR: 2020-2021

This project is about designing a complex in district 5 of Tehran on 2000m2 land, which leads from west to street, from northwest to a park, and from northeast and south to residential buildings. It includes three blocks (each has 40 units), a secretary, a multi-purpose hall, a grocery store, playing areas, guest parking, and a kindergarten.
It was teamwork, and I designed block A and the site plan; the main challenge of this project was to provide efficient sunlight and wind for every unit. The units are arranged in such a way that they all have the desired light and fort low-yield spaces; a solution has been found with the help of patios and skylights. as this complex is for people with moderate financial income, I tried to use affordable materials to keep the prices reasonable. The height of the buildings in each block is designed in such a way that it is possible to create suitable light and external views for all units. It also provides a more convenient view for outside observers by creating a stepped skyline.

[SITE PLAN]

[PLANS]
This building contains 6 floors including a floor for parking containing 42 parking units. Different floors of this building have similar plans, but the number of units decreases as it goes upper.

[DIAGRAM]
As shown in the diagram, this block has 28 units of 65 m2, 5 units of 90 m2 and 7 units of 160 m2, and has a total of 40 units. And tried to have at least two free and skylight sides while compacting. Also, stairs and elevators are placed in such a way that they have fewer common walls with residential units and create less noise. As you can see, the arrangement of the heights is such that when the observer enters the site, the observer first sees buildings with 90-m2 units that have the lowest height, then 160 m2 with medium height, and then 65 m2 with high height. We have more southern skylights as well as better skyline.

FACADES

The stairs of the building are considered as an aesthetic element and are well visible from the façade. An attempt has been made to observe the principle of simplicity in the façade, and the materials (brick and white cement) have been used to minimize the cost of construction.
